These terms govern your use of dawnlightproperties.com. By using the website you accept them. If you do not accept them, please do not use the site.
1. Who we are
This website is operated by Michael Wendlandt, trading as Dawnlight Properties in the Turkish Republic of Northern Cyprus. In these terms, “we”, “us” and “our” mean that business. Dawnlight Properties has traded since 2024. You can reach us by email at email@dawnlightproperties.com or by telephone on +90 545 386 82 86, between 9am and 6pm Monday to Friday.
2. What these terms cover
These terms are not a contract to buy property. Nothing on this website forms part of any contract of sale, reservation or option. If you decide to buy a property, your rights and obligations are set out solely in the sale contract you sign with the seller or developer, and nothing on this site adds to, varies or overrides that contract.
3. Changes to these terms
We may change these terms from time to time. The version published on this page applies to your use of the site on the day you use it. The date of the current version appears at the foot of this page.
4. Using this website
You may use this site to view properties, save favourites, compare listings and contact us. You must not:
- copy, scrape or republish our listings, descriptions or photographs;
- use automated tools to harvest data from the site;
- attempt to gain unauthorised access to any part of the site or its servers;
- use the site in any way that is unlawful or that damages its operation.
5. Accounts
Anyone may register an account. You are responsible for keeping your password confidential and for everything done through your account. Give accurate registration details and keep them up to date. We may suspend or close an account used in breach of these terms, or one that appears to have been used fraudulently. You may close your account at any time by contacting us.
6. Property listings
Listings on this site are provided for information. They are not offers, and they are not invitations to make an offer that we are bound to accept. A property remains available only until it is sold or withdrawn, and prices, availability and specifications can change without notice.
Listing information comes from the developer or the seller. We take reasonable care in publishing it, but we do not independently verify it and we cannot guarantee that it is accurate, complete or current. Satisfy yourself about any point that matters to your decision, through your own lawyer and your own inspection.
Photographs, computer-generated images, floor plans and site plans are illustrative. Furniture, fittings and landscaping shown in images are not necessarily included in a sale.
7. Measurements and areas
All measurements are approximate and provided as a guide only. They are not warranted, and must not be relied on for any purpose, including ordering furnishings or assessing value.
Where a listing shows an inside area, that is the internal floor area of the property. Where a listing shows an outside area, that figure means private outdoor space such as terraces and balconies for apartments and penthouses; it may be measured differently for houses and villas, where a separate plot size may also be quoted. A plot size is the whole parcel of land including the building on it. If an exact figure matters to you, ask us and we will refer you to the developer’s measured drawings or the title documents.
8. Off-plan property
Many properties on this site are sold off-plan, before construction is finished. For those properties:
- any completion or delivery date shown is the developer’s estimate, is not a commitment by us, and can change;
- specifications, layouts, finishes and communal facilities may be varied by the developer;
- where a property is described as furnished or as including appliances, the contents are defined by the developer’s specification in the sale contract, not by any description or photograph on this site;
- payment plans, deposits and instalment terms are set by the developer, are subject to the developer’s approval, and may be withdrawn or changed.
Construction delays are outside our control, and we are not responsible for them.
9. Prices, currency and costs
Prices are shown in pounds sterling. The site can display prices converted into euros, US dollars and Turkish lira. Converted prices are indicative only. Exchange rates move, and the currency and amount stated in your sale contract are the ones that apply.
Where we describe purchase costs, taxes or fees, such as title deed transfer tax, VAT, stamp duty, legal fees or infrastructure charges, those figures are general guidance, were believed correct when written, and are set by third parties and by the TRNC authorities. Rates and thresholds change. We do not undertake to keep every figure current, and you must confirm what applies to your purchase with your own lawyer.
10. Rental yields and capital growth
Some listings and guides mention rental yields, occupancy or capital growth. These are general market observations, not forecasts, promises or guarantees, and not an offer or inducement to invest.
Any figure given is gross unless stated otherwise, and takes no account of management costs, maintenance, service charges, void periods, taxes or currency movement. Past performance does not indicate future results. The value of property can fall as well as rise. We do not give investment advice, and nothing on this site is a recommendation to buy for investment.
11. Foreign ownership and permits
Where we describe rules on foreign ownership, purchase permits or ownership limits, we do so in general terms. Those rules are set by the TRNC authorities, change from time to time, and apply differently depending on your nationality and circumstances. Whether you are eligible to buy, and what permits you need, is a matter for your own lawyer. We cannot and do not confirm your eligibility.
12. Our role and how we are paid
We act as an intermediary. In a typical transaction we introduce a buyer to a seller or developer and assist both sides through to completion, which means we may be acting for both the buyer and the seller in the same transaction. We tell you this openly so you can take it into account.
Our service is free to buyers. We are paid a commission by the seller or developer on completion, and that commission does not increase the price you pay. We do not hold client money: any deposit or payment you make goes directly to the seller, the developer or your lawyer, never to us.
13. We do not give advice
Nothing on this website is legal, tax, financial or investment advice. Buying property in the TRNC involves questions of title, permits and taxation that depend on your own circumstances. Take independent advice from a lawyer qualified in the TRNC before you commit to any purchase, and before you pay any deposit.
14. Enquiries and your details
When you send an enquiry we collect your name, telephone number, email address and the property you asked about. We use those details to answer you and to help with your purchase. We do not send marketing emails, and we do not sell or rent your details to anyone. How we handle your information is set out in our privacy policy.
15. Intellectual property
The text, layout, guides and design of this website belong to us and are protected by copyright. You may view and print pages for your own use in considering a purchase. You may not otherwise copy, republish or distribute them.
Photographs, renders and floor plans of properties are generally owned by the developers who supplied them and are published here with permission. Those rights stay with their owners, and nothing on this site gives you any right to use them.
16. Links to other sites
Where we link to another website, we do so for information. We do not control those sites and are not responsible for their content or accuracy.
17. Availability
We try to keep the site available, but we do not guarantee that it will be uninterrupted or error free. We may suspend, withdraw or change all or part of the site without notice.
18. Our responsibility to you
We provide this website free of charge and for information. To the extent the law allows, we are not liable for any loss you suffer as a result of relying on information published here, or as a result of the site being unavailable.
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited or excluded. If you buy a property, your remedies in respect of that property are against the seller or developer under your sale contract.
19. Complaints
If something goes wrong, tell us at email@dawnlightproperties.com. We will acknowledge your complaint within 2 working days and give you a full reply within 5 working days.
20. Governing law
These terms are governed by the law of the Turkish Republic of Northern Cyprus, and disputes about them are subject to the courts of the TRNC. If you are a consumer resident elsewhere, you keep any rights under your own country’s law that cannot be taken away by this clause, and nothing here affects those rights.
